Why we built Wake Market Watch

We built Wake Market Watch because buying or selling a home shouldn’t feel like navigating a minefield. A real-estate transaction shapes your life for years. Yours shouldn’t be clouded by uncertainty, thin guidance, or pressure.

The problem we saw

Most people find a real-estate agent the way they find most things now — a yard sign, a social post, a referral from someone at a dinner party. There’s almost no vetting. No track record checked, no credentials verified. You wouldn’t hire an accountant because of a good photo; you’d interview a few, check references, and confirm credentials. A home purchase deserves the same rigor.

The second problem is timing. Most people arrive at the table unprepared — they haven’t assessed their finances, learned what to expect in escrow, or figured out the right questions to ask. So they lean entirely on whoever’s in front of them, right when the incentives are most one-sided. Education should come first. Independence second.

Then comes the aftermath: inspection surprises after closing, net proceeds that only become clear when the check is cut, professionals who go quiet. The industry has been optimized for volume and velocity, not for outcomes that actually serve the consumer. That pattern is broken, and it should be fixed.

Our philosophy

We believe you deserve to arrive prepared, not hand-held. Hand-holding means someone leads and you follow. Preparation means you understand the landscape, know the numbers, and walk in from a position of knowledge — not dependent on charm or persuasion.

Pre-education is the foundation. Before you ever sit down with a professional, you should understand what your credit score actually means, see the true costs of homeownership (not just the down payment), know the market dynamics in your area, and run the numbers yourself. Get financially ready first — honest about your debt, credit, savings, and timeline — and then, when you decide you’re ready, you can choose a professional from a position of strength.

Where we stand

We are not a brokerage. We don’t represent buyers or sellers, we don’t take commissions, and we don’t close loans. We don’t earn anything when you choose one particular agent or lender over another. That independence is the whole point — it’s what lets the information we publish stay objective. Our buyer and seller guides don’t push you toward a particular lender, and the market data we share isn’t shaped by anyone’s bottom line.

We do earn money two honest ways, and we say so plainly: some of the financial-readiness tools we point to are affiliate links (see our affiliate disclosure), and in the future we plan to offer local real-estate and mortgage professionals a flat monthly subscription for a marketing presence — never a per-lead or pay-at-closing fee. We will not turn that partner side on until it has been reviewed by a North Carolina attorney for full compliance with RESPA and state license law.
