What we link to — and what we never do
Every tool we recommend maps to one stage on the path to buying a home in Wake County: fix your credit, manage or reduce debt, save your down payment, and stay monitored. The categories below are the only financial tools we monetize:
- Credit monitoring, credit building & identity protection — so you know your number and can improve it.
- High-yield savings — for your down-payment fund.
- Budgeting tools — to build the habit before you apply for a mortgage.
- Personal & debt-consolidation loans (through licensed lending marketplaces, not us) — to lower a high rate or clean up utilization before a mortgage.
- Debt settlement and bankruptcy resources — last-resort options for the rare visitor whose debt is unmanageable. These two are currently under legal review and not yet available on this site.
- Nonprofit credit counseling — free resources (NFCC, GreenPath, HUD-approved housing counselors). We earn nothing from these; they are listed because they are often the right answer.
What we will not do
We earn no affiliate or referral money from mortgage lenders, mortgage brokers, refinance, title or escrow companies, homeowners or hazard insurance, home warranties, or appraisers. Those are real-estate settlement services covered by federal RESPA rules, and taking referral fees on them is off-limits. Where a lending marketplace we use also offers a mortgage product, we exclude it — we only ever surface personal-loan products.
Our results are organized by fit, not by who pays us
When the “Path to Home-Ready” tool shows you options, they are ordered by what fits your situation, never by which partner pays the most. Some results pay us nothing at all.
